Surveying Services
Our surveying services include:
- Title Survey: A comprehensive investigation and evaluation of significant factors affecting and influencing boundary locations, ownership lines, rights of way, and easements within or immediately surrounding a certain lot, parcel, or quantity of real estate.
- Boundary & Tree Boundaries: Identification and tagging of trees with diameters larger than 6 inches on a property.
- Topographic Survey: A survey that shows the elevation changes across a property.
- ALTA: A more detailed title survey (generally of a commercial tract) that adheres to standards set forth by the American Congress on Surveying and Mapping.
- TABC Surveys: A survey and certification provided to establishments who wish to sell alcoholic beverages in order to obtain the required permit issued by the Texas Alcoholic Beverage Commission.
Engineering Services
Our engineering services include:
- Wind Bracing: A bracing design that ties the framing of a structure together to withstand hurricane-force winds.
- Foundation Design: Careful consideration of existing site conditions in the design of a foundation (whether floating slab or post and beam) to best transfer a building's load to the ground and maintain its structural integrity.
- Flood Plain Analysis: Creation of mathematical models of a given study area to determine the boundaries of the 100-year Hazardous Flood Plain and ensure proposed development will not adversely impact surrounding properties.
- Drainage Study: A detailed analysis and report of existing and proposed runoff to allow examination of the effect on surrounding properties and better manage flood control.
- Platting (major & minor): The process of obtaining city approval to break up one larger piece of land into several smaller parcels after consulting with a civil engineer for its design.
- Utility Design: The design of electrical, natural gas, telephone, and cable television utility systems for residential and commercial developments.
- Plot Plans: A drawing-diagram showing the buildings, utility runs, equipment layout, position of roads, and other constructions of an existing or proposed project site at a specific scale.
Inspection Services
Our inspection services include:
- Pre-pour Verification: Verification that fill and reinforcing materials are positioned and constructed as designed on a foundation plan before concrete is poured.
- Cable "Elongation": Inspection of a post-tension foundation after concrete is cured and dried to ensure cables are spread throughout sleeves within concrete and pulled to achieve a proper tension.
- "Rough In": Evaluation of electric and plumbing systems before insulation and drywall are installed.
- Final Framing: Evaluation of the structural integrity of a building's frame before insulation and drywall are installed.
- Structural: An opinion as to the integrity of a building or home's structural elements (framing and foundation).
